Where others see complexity…

…I see a way.

Real Estate × Business × Technology × Capital

Four tools. One question: where is the opportunity?

Carlos Mena · Opportunity Builder · South Florida

Bring me the property, the land, the business or the capital.

I'll run the numbers and tell you if there's a way. Or why you should walk away.

The method

Find Simplify Build Systemize Scale Own

The vehicle changes. The method doesn't.

Find

Start with something real: a property, a lot, a business, a number that doesn't add up.

Simplify

Cut it down to the few numbers that decide it.

Build

Design the move: buy, build, fix, partner or finance.

Systemize

Turn the move into a process that runs without heroics.

Scale

Repeat what works, with more capital and better tools.

Own

End with an asset, not just an income.

The series: I SEE A WAY™

Give me 10 minutes. Let's see if there's a way.

Every story starts with something real. I break it down, run the numbers and say what I would do. Sometimes the answer is: walk away.

Carlos Mena

Who's behind it

I'm Carlos Mena.

I'm a Realtor® Associate with REEG International in Doral and the founder of Pulppo App, an artificial intelligence (AI) automation company. I walk into very different industries, and I always look for the same thing: the real economic opportunity, how to structure it, and how to make it last.

The way I read real estate started long before I became a Realtor®. It started in engineering, telecommunications, infrastructure and construction, on projects and with teams across Latin America, the United States, Canada and Asia, including China and India. From infrastructure projects to construction in New York, that road taught me to look past the obvious: how a thing gets built, how it gets coordinated, how it gets executed and, above all, how an idea becomes a real project.

To that I added training in finance and real estate, and a particular strength for reading numbers, structuring credit and understanding how capital turns into assets and wealth. Today, as a Realtor®, it all converges into one way of advising: I don't just see a property. I see the asset, its financial structure, its risks, its potential, and the strategy behind every decision.

Buying, selling, investing in or developing a property is much more than a transaction. My job is to help you see the whole picture: from the numbers and the financing to understanding the opportunity and what it can become over the long term.
