What this site is not

Nothing here is real estate, investment, tax, legal or accounting advice for your particular situation. Numbers, calculators, examples and ranges on this site are illustrations built on general assumptions. Your situation will differ. Before you act, talk to a professional who knows your file: an attorney for legal questions, a CPA for tax, a licensed lender for financing.

No agency relationship is created here

Sending a form, receiving a reply, or reading anything on this site does not make us your real estate agent and does not create a brokerage relationship. Under Florida law that relationship begins only when it is agreed in writing. Until then you are a prospective customer and nothing more, which also means we owe you honesty and fair dealing but not the duties of representation.

Any property, market or development information shown here comes from sources believed reliable but is not guaranteed. Availability, prices, taxes, association fees, zoning, permits and timelines change without notice. Verify everything that matters to you independently before relying on it.

What you send us

Send only information you have the right to send. Do not send anything confidential that belongs to someone else. When you submit a form you are asking us to contact you back; you can ask us to stop at any time and we will.

Acceptable use

Do not attempt to break, overload, scrape at scale, or probe this site for vulnerabilities, and do not use the forms to send unsolicited commercial messages. The contact forms are rate-limited and abusive traffic is blocked.
